We are systematic and consistent with our selling procedures and mindful of the seller’s sometimes unavoidable inconveniences and stress factors along the way. Our standard is to be thorough, meticulous, and committed to meeting the needs and goals of our client’s.
Our commitment to sell your home is demonstrated by -as many as- 184 tasks from the beginning stages of listing and marketing your home to the close of escrow when your funds are in your hand and the moving van is parked in front of your home. Anything less falls short of our standards and our commitment to serve our client’s.
Our standard begins with 37 tasks leading to an accepted offer, and 47 more activities until the close of escrow.
• 20 Pre-Listing Activities • 5 Tracking the Loan Process
• 13 Point Listing Presentation • 7 Home Inspection
• 43 After Listing Agreement • 5 The Appraisal
• 6 MLS® Database Input • 10 Closing Preparations and Duties
• 25 Marketing the Listing • 23 Follow up after Closing
• 30 The Offer and Contract
As your Buyer Representative we make house hunting easier, efficient, enjoyable, and fun for everyone. We will save you valuable time by showing you only the most promising homes. We can also guide you through the mortgage process and facilitate your financing.
Our home buying process begins with setting you up with a personalized website. This user friendly website will notify you via email when new homes are placed on your site. You will see a display of homes for sale that include photos, addresses, maps, and detailed information. It also allows you to post comments or questions, and categorize each as a favorite, possibility, or reject.
When we discover that special home that you simply love and want to own, together we will review every consideration and determine the offered price. Perhaps we’ll include a seller’s concession that could range from a contribution towards your closing costs, or buying down the interest rate on your mortgage, to including the lovely outdoor furniture and bar set that fits so well.
Best of all as your Buyer Representative, our strength is in our negotiating skills. The ability to negotiate a lower purchase price is paramount. Our designation as a Certified Negotiation Expert (CNE) is from the same teachings and training that Harvard Law students receive.
